| Rental Policies 6 month: 1/2 month off if sign upfront lease, 1/2 month off if pay upfront lease 1 year: 1 month off if sign upfront lease, 1 month off if pay upfront lease Rental term will be on a month to month policy unless otherwise requested Rent is paid on or before the first day of each month. If payment is more then 10 days late, Renter will be subject to a $20 late fee Should the rental check be returned for "non-sufficient funds", the Renter will pay $15 for each occurrence. A refundable security deposit equal to one month rent will be collect at the time of move in. Should the Renter damage the unit, have outstanding fees or leave items in the unit, the security deposit will not be returned. Renter shall maintain its own insurance. Should the Renter be more then 20 days past due with rent, the Lessor shall have the right to take immediate possession of the Collateral located in the Unit and sell items at a public auction. Before the sale, you will be notified of the amount due. The notice will be mailed to your last know address. Should there be a change in your mailing address, you should supply us with your new address or a name and address of someone you will be able to contact you. Renter shall not store any dangerous or illegal materials at any time in the unit. Renter shall not alter the unit or use the unit as a residence. Renter shall not conduct mechanical repair, hobby-type work or use the unit as a public warehouse. Rents paid in advance by Renters shall not be refunded to Renter and last month's rent shall not be prorated or refunded. |
